All Exterior modifications or improvements are to be approved through the Community Associations Architectural Review control process.

Is there a fee for the Architectural Application?
There is a $45.00 application fee. Please make your check out to: Sweetwater Master Community.
Turn in the fee with the application to the Community Manager.
For all projects that require excavation, large machinery or concrete slab, a security deposit will be required. A check in the amount of $3,500.00 made payable to Sweetwater Master Community must be submitted with the application for all such projects. This payment will be apportioned to include a $3,400.00 security deposit, and $100.00 Sweetwater Reviewers inspection fee. The security deposit will be returned following inspection and verification by the Sweetwater Reviewers that no damage to the Association or other property has occurred as a result of the work represented on the application. No interest is payable on deposits held by the Association. The $100.00 inspection fee is non-refundable and will be deducted from the $3,500 submitted.
What is the Application Approval Process?
Once the application is submitted it will be reviewed by the Architectural Review Board. This committee is tasked by the Board of Directors to review each submission to determine that the request is in compliance with the Association’s Architectural Guidelines.
How Long will the Architectural Application Process take?
A response from the committee may take as many as 30 days from the date of submission, but generally is 10 days or two weeks.
Please ensure that you provide as much information as possible with your application to avoid delays.

Payments are made Quarterly – January 1, April 1, July 1 and October 1.
Why does my account show a Negative Number?
A negative number means that you have a credit balance.

What is my Assessment Paying For?
